Here's what I keep seeing:

Most owners meet their lender after the deal is already shaped.

The covenants show up late. The insurance requirements show up later. The lease terms show up last.

I've been on the borrower side of that table. More than once. That's why we start with the package a lender will ask for, before the lender asks.

What we arrange

Business capital

  • SBA 7(a) and 504. Working capital, equipment, owner-occupied real estate and changes of ownership. 7(a) loans go up to $5 million (SBA), and since July 2026 a 7(a) and a 504 can be combined for up to $10 million (SBA).

  • Senior and term debt. Bank and non-bank term loans and lines of credit sized to cash flow.

  • Asset-based lending. Revolvers secured by receivables and inventory, for businesses whose balance sheet is stronger than their trailing earnings.

  • Equipment finance. Loans and leases for new or used equipment, matched to useful life.

  • Mezzanine and subordinated debt. Capital that sits between senior debt and equity when the senior lender stops short.

  • Acquisition finance. Debt for platform deals, add-ons and owner buyouts, coordinated with our M&A team.

  • Recapitalization. Refinancing, dividend recaps and partner buyouts that reset the capital structure.

Real estate capital

  • Acquisition financing for stabilized commercial property.

  • Refinance to lower cost, extend maturity or pull equity.

  • Bridge loans for lease-up, repositioning and transitional assets.

  • Construction loans for ground-up and major renovation.

  • Agency, CMBS and life company debt for multifamily and stabilized income property.

  • Sale-leaseback for owner-occupied businesses that want their real estate equity working. See our sale-leaseback approach.

How it works

1. Tell us the request. Two minutes. The basics on the business or property, how much, and why.

2. We review it. A real person on our team reads it and tells you plainly whether it is financeable and how.

3. We build the package. Financials, rent roll, T-12, debt schedule, sponsor schedule. Whatever the right lenders will underwrite, organized before it goes out.

4. We run the market. We take the request to lenders that fit the deal: banks, SBA lenders, credit funds, agencies, life companies and net lease buyers.

5. We negotiate and close. Term sheets compared side by side. Covenants, recourse and prepayment read for what they cost you later, not only today.

No pitch decks to start. No obligation. No guesswork about what comes next.

Why Centered

We have sat in your chair. Chip is a recovering attorney who has held attorney, insurance producer and real estate broker licenses at the same time for more than 20 years, and has built and exited four companies. We are operators who raise capital, not only advisors who model it.

One team, one deal. Lenders care about insurance, collateral and the lease. We handle insurance, real estate and M&A under the same roof, so the lender sees a complete picture.

Lender-ready insurance. Additional insured, loss payee and mortgagee clauses, and required limits, handled before closing instead of at it.

Nationwide. We work with business owners and real estate firms across the country.

"The best capital structure is the one that gives you optionality - not just the one that closes the deal."
